It is that time of year again when we decide to set forth New Year’s resolutions or goals, which have to do with our dreams.  If one of your dreams is to change your financial future, then those resolutions and goals are crucial to accomplishing those dreams. You may wonder why a private lender would take a risk on your investment when a bank or conventional lender will not?  LTV stands for loan-to-value. A bank’s LTV lending is typically 80%, 90% or even 95%. That leaves them little cushion, which can mean a high risk for them, thus inhibiting an investor in this kind of a market.  A private lender LTV (loan-to-value) is around 50% to 75% of the value of the property you are purchasing. That is very secure for them and for you.
