It is that time of year again when we decide to set forth New Year’s resolutions or goals, which have to do with our dreams.  If one of your dreams is to change your financial future, then those resolutions and goals are crucial to accomplishing those dreams. Therefore, strive hard not to let those goals go or you may find yourself coming up short at the end of this year.

Napoleon Hill, author of Think and Grow Rich, said, “The starting point of all achievement is desire.”  Obviously, if your desire is weak, it probably won’t be a priority.  If your desire is strong…you are more likely to succeed. Obstacles will be worth overcoming.  Hurdles will be worth jumping over, and a first time “no” won’t be the end of the line for you.  Crisis will turn into opportunity. A setback will become just another challenge to be overcome.

Despite the present housing market in America, it IS a buyer’s market, which promotes a great opportunity for someone serious about real estate investment.  Any successful real estate investor or successful business individual or group, will tell you that their success is dependent on having a reliable, secure, trustworthy source of financing that will fund their transactions quickly and smoothly.

Due to the market today that can sometimes be one of those hurdles you have to jump. In this market as well, many investors have had their credit lines reduced or shut off from conventional lenders limiting their ability to acquire or purchase quality properties.  If that is you, you might want to consider a non-conventional lending source such as a Private Lender, especially if you are only planning on having the loan for a short period of time. This works well with property that you purchase with the plan of refurbishing it and then selling it all within a few months time.  It could be just what you need to achieve your New Year’s goals.

A Private Lending source will often fund business propositions and project acquisitions that banks reject.  They can creatively structure loan repayments and be a helpful resource for you. If real estate is your source for investing, financial stability and growth, a private mortgage loan, opposed to a conventional loan, simply means that you receive a loan that is secured by the actual property you are purchasing.

You may wonder why a private lender would take a risk on your investment when a bank or conventional lender will not?  LTV stands for loan-to-value. A bank’s LTV lending is typically 80%, 90% or even 95%. That leaves them little cushion, which can mean a high risk for them, thus inhibiting an investor in this kind of a market.  A private lender LTV (loan-to-value) is around 50% to 75% of the value of the property you are purchasing. That is very secure for them and for you.

In today’s market, you just might find your way to success and achieve your goals and dreams in a nontraditional manner…choosing private lending sources.  It just might get you over the last hurdle.
